A 25-year-old Serviced Apartment Building received EDGE certification

As a part of the execution of Ascott's Memorandum of Understanding (MoU) with the International Finance Corporation (IFC) in 2018, two Ascott properties in Indonesia, namely Ascott Jakarta and Somerset Grand Citra, received Excellence in Design for Greater Efficiencies ("EDGE") certification in late 2020. Sustainahaus was engaged by Ascott Group's in-house EDGE Expert to provide EDGE Auditor services for post-construction and final certification, utilizing EDGE version 2.1.5.
Ascott Jakarta, strategically situated in the Kebon Kacang district, enjoys proximity to Jakarta's major business hubs, including Thamrin City shopping mall, Grand Indonesia Shopping Town Mall, and Plaza Indonesia. This 26-story building features 204 meticulously designed bedrooms, encompassing studio, 1-bedroom, 2-bedroom, 3-bedroom, and penthouse configurations. The total project floor area exceeds 40,000 sqm.
The building boasts an array of passive design elements and energy-efficient equipment, including reduced window-to-wall ratios (WWR), high Coefficient of Performance (COP) air conditioning systems, and energy-efficient lighting throughout. These measures have culminated in an impressive 26% reduction in energy consumption compared to local building standards. Thoughtful selection of water fixtures has contributed to substantial water savings, with low-flow showerheads and dual-flush water closets installed in rooms and public areas, such as the lobby. Collectively, Ascott Jakarta has achieved water savings exceeding 35% compared to baseline consumption.
Furthermore, meticulous maintenance of building materials over the past 25 years has obviated the need for major renovations, resulting in more than 60% savings in embodied energy compared to similar buildings in the region. These sustainability measures underscore Ascott's commitment to resource efficiency and environmental responsibility.
